5. Right to Rent

As a landlord or letting agent, you are legally responsible for:

We are not liable for any penalties, fines, or other consequences arising from your failure to comply with Right to Rent requirements.
6. Document Storage and Verification

When you upload documents to the Service (such as identity documents, certificates, or references), we store them on your behalf. We do not:

- Confirm that documents are genuine or unaltered
- Check that documents belong to the stated individual
- Validate expiry dates or other information

7. Reminders, Notifications, and Alerts
7.1 Convenience Feature Only
The Service may generate reminders, notifications, or alerts relating to certificate expiry dates, payment due dates, overdue rent, maintenance requests, viewing appointments, or other time-sensitive matters ("Reminder Features").
Reminder Features are provided as a convenience only. They are not a substitute for your own compliance monitoring, record-keeping, or business processes.
7.2 No Guarantee of Delivery or Accuracy
We do not guarantee that reminders or notifications will be:
- Delivered on time or at all
- Accurate, complete, or up-to-date
- Free from errors, delays, or system failures
- Sent for every event or deadline that may be relevant to your business
Reminders may be affected by software defects, system maintenance, connectivity issues, configuration errors, or other factors outside our control.
7.3 Your Responsibility
You are solely responsible for:
- Maintaining your own independent systems and processes for tracking compliance deadlines, payment due dates, certificate expiry dates, and all other obligations
- Monitoring your regulatory obligations regardless of whether the Service generates reminders
- Not relying on the Service as your sole or primary method of tracking compliance deadlines
- Taking action on compliance matters independently of any notification from the Service
7.4 No Liability
The absence of a reminder, notification, or alert from the Service does not indicate that no action is required on your part. We are not liable for any losses, penalties, fines, regulatory action, or other consequences arising from:
- A reminder not being generated or delivered
- A reminder being inaccurate, delayed, or incomplete
- Your reliance on Reminder Features instead of maintaining your own compliance monitoring
8. No Compliance Monitoring or Auditing
8.1 Tool, Not a Compliance Service
Letably is a software tool that assists you in managing your property business. Letably does not monitor, audit, verify, or guarantee your compliance with any laws, regulations, or legal obligations.
Specifically, Letably does not:
- Review your data to check whether you are compliant with any law or regulation
- Verify that you have met your obligations under housing, data protection, immigration, health and safety, or any other legislation
- Provide compliance assessments, audits, or certifications
- Alert you to every legal obligation that may apply to your business
- Act as a compliance officer, consultant, or adviser on your behalf
8.2 Absence of Warnings
The absence of a warning, alert, error, or notification from the Service does not mean that you are compliant with any particular law or regulation. You must not treat the absence of a warning as confirmation of compliance.
8.3 Independent Compliance
You are solely responsible for:
- Understanding all laws and regulations that apply to your letting business
- Implementing appropriate policies and procedures to ensure compliance
- Seeking independent legal and professional advice where necessary
- Maintaining your own compliance records independently of the Service
